A Guide to the Purchasing Process
- Supplying information to you and those involved with the transaction
- Requesting draft Contract and title documents from the seller’s solicitors
- Investigating title to the property, obtaining the usual searches such as local authority search, drainage & water search, environmental search and other searches if appropriate. Raising specific enquiries with the seller’s solicitors
- Preparing transfer and mortgage deed and reporting to you fully with a view to you signing the contract papers.
- When everyone is ready, and moving dates have been agreed, Completing the certificate of title to request the drawdown of funds from the lender if there is a mortgage before exchanging contracts. This is when you are legally obliged to proceed with the transaction and set a completion date. Also obtaining the balance due to complete from you
- Making the pre-completion legal arrangements including all appropriate searches
- Formal Completion – the day you actually move
- Dealing with all post-completion matters in particular registering the property in your name with the Land Registry and paying stamp duty (if applicable)
- Receiving the Deeds and documents for the house from the seller’s solicitors
